Q: What will the final development look like?
A: The resulting 11-acre development will include two four-story buildings featuring high-quality masonry, upscale amenities, a private club house/courtyards/pool and lush parkway landscaping that will add to the curb appeal and visual continuity along the Skillman corridor. These luxury properties will also provide gated access and secure entry points. Each building will wrap a parking structure concealing the garages from public view, further enhancing the streetscape and trail views. Each building will offer spacious one, two and three bedroom floor plans for a combined total of 683 new homes leasing between $1,125 and $2,200/month.
Q: Who will call this development home?
A: Future residents will include young professionals, new singles, empty nesters, and additional disposable income demographics that seek the traditional hometown community feel and active lifestyle that make Lake Highlands so appealing. Convenient pedestrian access to White Rock Trail, green spaces and the mixed-use amenities offered by Lake Highlands Town Center will be an added draw.
Q: Why is rezoning required?
A: Our rezoning application is for a planned development and does not seek to change the use, but would rather address density, increasing the height and number of homes over the existing and dated garden-style layout. The project specifically supports Goal 2 of the District 10 Strategic Plan, which calls for higher density development (for the Skillman Corridor). Our submitted development plan calls for two four-story luxury buildings built on a sloping decline so as not to obstruct views - - blending nicely with the existing streetscape along Skillman.
Q: Why are you building luxury rental homes?
A: Both the site layout and purchase of the current properties make medium density housing the most viable and logical option. The land is already zoned for multi-family use, and our development would replace the dated “garden-style” apartments with a higher-end product. These luxury rental homes will provide additional upscale housing options and attract young professionals, new singles, empty nesters and others eager to call Lake Highlands home.
Q: Will Prescott develop the project once zoning is approved by the city?
A: Yes. Prescott is committed to the long-term growth and vitality of this community, and will personally develop the proposed luxury rental homes. We basically view this new project as an extension and additional support system of the Lake Highlands Town Center, which we are also developing.
Q: How will the development be financed?
A: The project, in support of the District 10 Strategic Plan, will be privately financed and will not require TIF or other public funding to complete. In turn, the development will generate an additional ± $65 million to the tax rolls.
Q: How will traffic on Skillman St. be affected?
A: While the entrances will remain on Skillman St., as they are now, minor tweaks will be made to aid traffic flow in and out of the properties. Convenient pedestrian access to White Rock Trail and the Lake Highlands Town Center and its DART light rail station will promote alternate methods of transportation.
